Twenty minutes on your goals: number of units, budget, preferred areas, timeline, and whether you are buying personally or through a corporation. You receive the written disclosures RECA requires before we collect anything confidential.
Calgary developers holding finished, move-in-ready condos can't cut prices on the MLS without repricing the whole building. They will discount privately, to one buyer taking several units. We connect qualified investors with those purchases.
Pick a block size to see how volume changes the price.
Illustration of typical volume discounts. Final pricing is set by each builder or developer, may change, and confirmed in writing before you commit to anything. Prices on new units are subject to GST.

Buildings that fit, with unit mix, floor plans, current rents where the developer can share them, and the developer's written volume pricing. Everything in writing. Nothing on the MLS.
A single negotiation with the developer, standard purchase documents for each unit, and a coordinated closing. Your own lawyer, lender and inspector throughout.
A 60-unit building can't have one unit sell 10% under list on the MLS. The moment it does, every unsold unit is worth less. The developer's problem, in two sentences
Every unit in a block purchase is a separate purchase under Alberta's Condominium Property Act, with the same protections a retail buyer gets.
Unit list, list prices and block pricing, signed off by the developer, so every number can be verified.
Purchase agreement, condo plan, bylaws, budget, management agreements and warranty for each unit, as the Act requires.
You can withdraw within ten days of receiving the full package, on every unit, with your deposit returned.
Where the developer can share them, actual leases in place, so your underwriting starts from real numbers.
Coverage under Alberta's New Home Buyer Protection program on new units, with warranty start dates stated.
Who we represent, how we are paid by the developer, and any conflict of interest, in writing and acknowledged before we proceed.
Typical structure from Calgary developers today. Every building is priced individually, and the developer's written offer is the only number that counts.
The entry point. A first step into multi-unit investing with one negotiation.
A small portfolio in one building, with one set of documents and one closing window.
Individual investors adding a rental portfolio in one move. Family offices entering Calgary.
Established landlords, corporate housing operators and investor groups buying together. Sometimes offered as developer incentives.
Funds, REITs and rental operators taking a floor or a full phase.
All discounts and incentives are offered by the developer, subject to its written terms, and are not offered by Doorstack or its REALTORS®. Percentages are typical targets, not a guarantee. Developer incentives may include fees, parking, storage, upgrades or deposit structure rather than price. Doorstack does not provide investment, tax or legal advice and does not project or guarantee rents, returns or resale values.

Because the developers need it that way. Public pricing below list would affect every other unit in their buildings. We share full details, in writing, once we know what you are looking for and that you can transact.
Mostly developer-owned inventory: newly completed or recently completed units that were never sold, plus some developer-held rental stock. New units come with the developer's disclosure package and warranty coverage under Alberta's New Home Buyer Protection program, and GST applies to new units.
Usually the pricing is tied to volume in one building, because that is what solves the developer's problem. Some developers will price across two of their projects. We will tell you what is on the table.
No. About 5% for two units, 7% for three and 10% for four or more are the typical discounts we request from builders and developers. Each one sets its own pricing, so the final number may be higher or lower and can change. You always see the developer's written price before you commit.
Commission is paid by the developer, as with any new-construction purchase. Before we collect any confidential information from you, we give you the written disclosure the Real Estate Council of Alberta requires: who we represent, how we are paid, and any conflicts of interest.
